We are building affordable, aesthetically pleasing and environment friendly hill cottages in Kumaon region of Uttarakhand.The cottage are fun to live in, have a functional design and are set up in gated communities that ensures safety, security and regular upkeep of your homes. All projects have good accessibility by road, rail and bus.  We have ensured that your vehicle goes all the way to your cottage in each location.

The orientation of each project ensures fantastic views, ample sunshine, water and access to natural greens.  All projects have easy access to basic amenities, hospitals and other facilities needed in hills. And since we are a community, there will always be someone to assist you from our team.

Mukteshwar Homes

Located at about 7000ft above sea-level, Mukteshwar ensures excellent weather and natural views throughout the year. You will love the Himalayas, sun, rain and snow that this region experiences.

The cottages are set up in Saliakote village, Mukteshwar in a very serene and picturesque environment. The key features of the project are:

  • A gated community of 10-12 cottages set up on a 5 acre plot of land with large areas decided to fruit orchards and natural greens
  • Independent duplex cottages set up on free-hold plot sizes of 240-300sq yards. This plot size is permissible by law for purchase in Uttarakhand
  • The built up area of each cottage varies from 1000-1800sq. feet
  • Car access all the way to individual cottages with personal car park for each resident

You are very close to Mukhteswar and yet away from the tourist crowd. The region has fantastic Himalayan views , Oak forests and some old temples to visit. Oak Ridge location is very serene and lovable. It is quiet but not too quite either. You are away from population and yet not fully cut off. Life balances out very well here. There is a river close-by with ample local treks that you can enjoy. For nature lovers, bird watchers and environmentalists, there is plenty to keep you interested. You can get to Mukteshwar by car, bus or train. The road connectivity is good and it takes around 8 hours to reach the location. There are multiple train options including a daily Shatabdi leaving New Delhi at 6am for Kathgodam. Mukteshwar is 60kms by road from Kathgodam. Shatabdi returns at 3.40pm reaching Delhi at around 9pm.

Since our cottage design template is flexible and based on interaction with buyers, the pricing has been kept somewhat open at the moment. However we give a best rate guarantee for our cottage that can be verified by doing local survey.

As a ball park, our pricing will start from about Rs. 60 Lacs for this configuration This includes:

  • Ownership of a free-hold 240 sq yard plot on which cottage is built
  • 1000 – 1300 sq feet built-up area of a duplex, independent cottage
  • Down Payment and construction linked payment plans available
  • Payment plans are flexible and can be tailored to buyer’s needs

Studio Cottage

These are independent, duplex cottages set up on 150-200sq yard plot size with built- up area of about 800-1000sqft.

  • Duplex or single level cottages with a modern, aesthetically pleasing design
  • Double height living room that allows excellent views. Balcony or walk-out garden option based on plot contours
  • Open kitchen with ample storage
  • Bedroom with attached balcony, deck or window
  • Car access up to cottage with independent car parking

Since our cottage design template is not fixed, the final pricing is based on our discussions with clients and the prevalent market rates at that time. However we give a best rate guarantee for our cottage that can be verified by doing local survey.

  • 800 – 1000 sq feet built-up area which could be expandable
